We Listen
A walkthrough or a conversation, and a clear picture of what finished looks like to you. Often the project is not quite the one you first describe.
We Plan
A written scope, a timeline, an honest estimate of hours, and the providers we would bring in. You approve it before anything begins.
We Run It
Our team on site, vendors coordinated, progress documented. Decisions come to you only when they are genuinely yours to make.
We Close It Out
A final walkthrough together, receipts, warranties, and manuals filed where you can find them. Nothing left at ninety percent.
A Note on Construction and Trade Work
We are not General Contractors. We are the coordinators of contractors. When a project involves contractors, we manage the flow of our clients' money with more care than most households know to ask for. Paying a builder in full does not, by itself, protect your property. If that builder fails to pay its subcontractors or suppliers, those parties can file a lien against your home. So we verify work before payment, collect lien waivers with every disbursement, keep insurance certificates current, and release final payment only against final waivers from everyone who touched the job.
Our role is to flag, document, and administer. Decisions stay yours, and legal questions belong to your attorney. We simply make certain the right question gets asked early, and calmly.
Questions Worth Asking
Do we have to be a retainer client?
No. Projects can be engaged entirely on their own, and many of our longest relationships began with a single one. If it goes well, you will know whether you want us for the everyday too.
Is there a project too small to bother you with?
No. One closet, one afternoon, one thing you keep walking past. Small projects are frequently the ones people are most relieved to be rid of.
Do you do the work, or do you hire it out?
Both, depending on the project. Our own team does the hands-on work: packing, organizing, setup, event execution, errands. Specialized trades come from providers we have vetted, sourced, and supervised ourselves.
Can you run a project while we are away?
Yes, and this is often when we are most useful. Seasonal residents run entire renovations and move-ins through us with documented updates and photographs, without needing to be in Minnesota for any of it.
How do you estimate a project?
In hours, once we understand the scope, and you approve that estimate before we begin. If a project grows, you hear it from us early rather than at the end. Full details are shared in conversation.
